Brush up on the rules of renting

Jason Rohde, chief executive of Sotheby's International Realty South Africa | 18 April, 2010 00:010 Comments

Renting out your house during the World Cup could be more trouble than it's worth if you don't know what you are doing.

Rather do it through a reputable agent who has experience in managing short-term rentals and understands the problems.

Finding tenants is perhaps the easiest part. An advert online is all it really takes - if your price is right for what you're offering, that is.

What comes after that is what could put you off managing your rentals yourself.

For one, dealing directly with tenants is not always a walk in the park and, secondly, there are risks involved in renting out property. You must understand what they are and know how to manage them.

For instance, when renting out a fully equipped, fully furnished home to a stranger, there's always a risk of damage to and theft or loss of property.

You should therefore always insist on full payment up front from tenants and a large, fully refundable deposit to help protect yourself against possible losses. This will also safeguard you against the risk of tenants flying by night to avoid paying for their accommodation or any damage they may have caused.

Also prepare a comprehensive inventory which you should get tenants to sign when they arrive. On the day they are due to depart, meet them to collect the keys, check the inventory and inspect the property. If you're happy with the state of your home, return their deposit .

It's a giant leap of faith to hand over your house keys and allow someone to move into your home. You never know who you are going to get. This is especially relevant during the World Cup, which is going to attract people from all walks of life.

Be very selective about the agent you choose. There are many charlatans out there who will charge exorbitant commissions for doing nothing. So make sure you go with a reputable company. Check their credentials in terms of managing short-term rentals and preferably go with a company that has been recommended by someone who has received good service in the past. - Jason Rohde, chief executive of Sotheby's International Realty South Africa
